Booking.com has always taken around 15% from hosts. From September 15, Airbnb joins them: a single 15.5% fee, deducted straight from your payout. Whether it used to show up as a guest fee or now comes out of your earnings, it's the same money. On a direct booking, it stays where it belongs: with you and your guest.
Extra guests, broken house rules, something damaged: you weigh every complaint against the review it could cost you, because one bad review means worse ranking, and worse ranking means fewer bookings. On your own page there is no ranking to protect. A complaint is something you fix, not something you fear.
On the platforms, your guests aren't really yours. Contact details are hidden, taking bookings off-platform is against the rules, and when a happy guest comes back next year, the platform charges its commission all over again. Your best marketing asset, the guest who loved their stay, belongs to the platform.
